I’m thinking about selling websites made with WP as extra income, I apologize for my ignorance but how would that happen? Will I always have to buy hosting and domain for the client? Can’t I create models and just sell?

Depends on what type of model works for you.
1.) You setup an account with some hosting company and host the client’s site there, then charge the client a monthly or annual fee. Same for the domain. You are then in charge of paying for both services and ensuring the site runs as it should.
2.) You have the client purchase their own hosting and domain, and you or the client upload the files once the site is complete. They will be the ones directly paying for hosting and domain renewals, and in charge of keeping the site up and running. There’s no real money in this other than the initial build. Once the site’s done, that’s it. They pay the final invoice and you pretty much part ways.
You will want to sort out who is in charge of looking after the site and maintaining it after it’s live. If they want you to be the main point of contact for support, you will want to think of a fair price based on the amount of work you expect to do on a monthly basis, as well as recommend you also host it (option 1 above). This is usually all grouped into a hosting and maintenance plan.
Outside costs are also something you will want to consider, such as premium plugins/themes that have monthly or annual fees, or if the client also wants some business emails. Again this is usually covered in the hosting and maintenance plan.
Whatever you decide to do, get that shit in writing. Seriously. Spend time writing up a solid contract and make sure the client agrees to and signs it. I’m sure there are some boilerplate contracts out there you can download and modify to your liking as well.
