How to Get a Theme As It Appears

I am helping a friend with their website. He already has a theme with pages etc. in it, but I want to start fresh. I see a theme I like that I want to install and edit. How can I get the theme to load without the content that is already existing in the WordPress account? Like, can I install a theme that looks like its preview photo, or is that not how it works? I want to star the site from scratch through a prebuilt theme and add in elements individually. Thanks.
